Definition:
The registered owner of the property that becomes registered as a condominium. In most cases, it is the vendor in an agreement of purchase and sale (often the developer of the project).

Definition:
The principal document that creates and governs a condominium corporation. It is the single most important document in the condominium after the Condominium Act and is registered in the local Land Registry Office, together with an assortment of architectural, structural and condominium plans called the Description, creating the condominium corporation. The Declaration is analogous to the Articles of Incorporation of a business corporation. It cannot be changed except by court order for an error or inconsistency or upon written consent of 100% of the owners and mortgagees in the condominium corporation.

The Condominium Act, requires that every Declarant (developer) must deliver a purchase a copy of the current Disclosure Statement and all material amendments hereto. It is a "book" of documents describing the condominium and setting out all of the various rights and obligations of everyone concerned, such as whether pets are permitted and what you can and cannot do in your unit.
